Excludes land, approvals, design fees, compound wall, landscaping, furniture and finance cost. Those routinely add 30–40% to the project.

How this calculator works

This is a stage-wise model, not a detailed take-off. You supply one number you can defend — a local all-in rate per unit area — and it distributes that total across the stages of a build.

  1. Total civil cost = built-up area × your all-in rate.
  2. Each stage takes its percentage of that total. The defaults describe a typical low-rise residential build with mid-range finishes, and every one is editable.
  3. Material quantities come from per-square-foot thumb rules, also editable, so you can sanity-check a contractor's indent.

The percentages travel between countries far better than rates do, because the proportion of a build that goes into a concrete frame does not change with geography. The rate is the part you must source locally — which is why nothing here is prefilled with a currency-specific figure you would have to trust blindly.

If your stage percentages do not total 100%, the calculator says so rather than silently normalising them.
